Documents required for a Spanish mortgage application
Obtaining a mortgage in Spain can be a long and complex process involving a substantial amount of documentation. The process from when you submit the documents to completion at the notary can take between two and three months, so it is important you have all the correct information from the very beginning.
Specific documents for each type of client
Depending on whether you are employed, self-employed, a company director or a pensioner, different documents must be submitted. The Lionsgate Capital team will provide you with a checklist of the necessary documents depending on your nationality and tax-residence and based on your personal circumstances. In any case, it is important that all documents are provided in English, Spanish, German or French where possible.
Documents required for all applicants
- A colour copy of your passport / ID
- NIE - Foreign Resident's Tax Identification Number
- Personal tax returns for the last 3 years, if applicable
- Recent credit report (Experian/Schufa, etc.) less than 1 month old
- Proof of funds for the remainder of the purchase
- Personal bank statements for the last 6 months showing income and payment of existing loans and mortgages
- Proof of any additional income (rental contracts, etc.), if applicable
- Mortgage statement for each existing mortgage
- Exposé and land registry note, (provided by the real estate agent)
- Contract of sale or reservation contract
- Lionsgate Capital application form
Additional documents
Employed Applicants
- Your last three pay slips
- Contract of employment or letter from your company
Self-employed Applicants
- Last 3 years corporate tax returns
- Last 6 months business account bank statements
- A letter from your accountant stating information on income (salary, dividends and personal income for the last 3 financial years) and occupation
- Annual statement of accounts for the last 3 years (balance sheet, profit and loss)
Retired Applicants
- Proof of any pension payments currently received (state and private)
Please note that each bank may request its own additional documentation. This usually depends on their risk criteria and your profile as a mortgage applicant.
