Defining the Standard in Mallorca’s Real Estate Sector: Interview with Marvin Bonitz, Managing Director of Minkner & Bonitz
In Mallorca, you can number the independent real estate agencies with nearly thirty years of experience, and Minkner & Bonitz is one of them. Originally founded in Germany in 1984, but established in Mallorca in 1993 by Lutz and Edith Minkner under the initial name Minkner & Partner, this agency has evolved into a second generation, now known as Minkner & Bonitz. Marvin Bonitz, managing director and partner since 2021, has been closely associated to the agency for over twelve years. Today, Minkner & Bonitz operates from strategic locations on the island, including Santa Ponsa, Port Andratx and Palma-Son Vida.

Joining the agency, formerly known as Minkner & Partner, was an enriching experience. From the beginning, I integrated into a family and collaborative environment, which allowed me to learn and grow within the company. Through years of dedication and hard work, I had the opportunity to significantly contribute to the growth and success of the agency until I became a partner.
What would you highlight about Mallorca’s real estate market after almost 30 years at the helm of a real estate agency?
Mallorca’s real estate market has evolved considerably over the last 30 years. We have seen an increase in the demand for luxury properties, as well as a growing internationalization of the market. Mallorca has established itself as a desirable destination for both investors and those seeking a second home to enjoy the Mediterranean climate.
What advantages do you think you have as a Spanish company established in Mallorca with German partners?
Having a base in Spain and German partners allows us to combine the best of both worlds: local market understanding, attention to detail and the precision that characterizes Germans. This combination enables us to offer exceptional service to clients of various nationalities, especially European clients.

What would you say are the key qualities of a good real estate agent?
The key qualities of a good real estate agent include the ability to listen and understand the client’s needs, having an in-depth knowledge of the market, being transparent and honest in all transactions, and always being willing to go the extra mile to satisfy clients. In many cases, years after the purchase or sale, we continue to be the first point of contact if the client needs any kind of help or advice in Mallorca, which represents a great demonstration of trust towards us.
How would you define good after-sales service?
Good after-sales service, as mentioned before, involves continuing to support the client even after the sale. This can include assistance with moving, recommendations for local services, property management, and being available to solve any problems that may arise. The relationship with the client does not end with the sale but is strengthened through continuous service.

Promoting sustainable construction and renovation practices is crucial for the future. Additionally, it is important to continue working on housing accessibility for all people and not just for high-income segments.

The future of the real estate sector in Mallorca is promising. We expect continuous growth, especially in the luxury market. Moreover, sustainability and technology will play key roles in the sector’s evolution. The island will continue to attract investors and residents from around the world, establishing itself as a top-tier real estate destination.
What is your favourite plan for a Sunday in Mallorca?
My favorite plan for a Sunday in Mallorca depends on the season. In winter, we enjoy a hike in the Serra de Tramuntana, followed by a relaxing lunch in one of the picturesque villages. In summer, we love going to hidden coves or spending the day by the pool…
